When one makes a statement that they are moving into a new home that can be taken one of two ways. It can mean that it is an old home but a new one for that person or they are moving into a home that has never been occupied before.
 
Depending on which type of home it is carries very different expectations that must be met. If it is an older home that you bought that is now classed as your new home then there are certain things that you are going to want to be sure that are not amiss in the house.
 
For example, it is very important that the major items in the house are working properly or updated such as your furnace, windows, wiring, plumbing as well as a solid roof. You are not going to get the same assurances when you are buying an older home as you are when you are buying a brand-new one
 
That does not mean to say that you cannot run into some very serious problems when buying a new one as well. Credibility of how good the new home is based on the contractors that have built it. If they have done shoddy work or used inferior materials, it is not going to be long before these are going to be noticed and you are going to find that you are running into some serious problems.
 
You want to be sure you are buying a new one from a builder that is reputable, experienced, bonded and are qualified. When you are buying a used home then you have your real estate agent that you can rely on as far as his expertise goes. If there is any problems with the house then this should declared before you purchase.
This is one reason why lawyers are used for buying and selling houses.
 
It has become the trend lately though for homeowners to sell their homes privately. There is nothing wrong with this and it does save a lot of money on real estate fees however, word of warning is to make sure that you use a lawyer for the transactions anyways.
 
If you find that you've moved into your newly used home and something really seems to be terribly wrong then the wisest thing to do is get a hold of your real estate agent that did the deal for you and if that doesn't work then you need to go back to your lawyer and take further action.
 
When it comes to the new home, you are going to have to resort to your lawyer to correct the problem if the contractors will not honor their work. Some builders associations handle complaints and there can be some tribunals held in these cases.
